Is it illegal, unethical to propose a land contract/lease option deal to a realtor showing home for seller.?
Realtors rely on "Total Sale" of home. I do not want to insult owner or realtor and not be considered as a viable buyer.I am in love with this house.I would be willing to pay realtors "lost commission". I am only eligible for 3/4 of home $ through FHA and have very little down $. HELP!!!

You can propose it, but don’t expect anyone to take you up on this. If you are only eligible for 3/4 of the home price, you should be looking at homes priced far less than this one.

the realtor will not loose a commission. If the house sells, the realtor must be paid, regardless of the terms of sale. So the seller will probably want enough down to pay the realtor and maybe buy a new car or take a vacation.
You can offer any deal you want. the realtor is legally obligated to his client to present any and all offers. If he doesn’t, the client can sue him.
Remember, the realtor must present your offer, but he works for the client and can make any recommendation he wishes to the client. Accept, or not to accept.
