If the house sells, the realtor must be paid, regardless of the terms of sale. So the seller will probably want enough down to pay the realtor and maybe buy a new car or take a vacation. You can offer any deal you want. the realtor is legally obligated to his client to present any and all offers. If he doesn't, the client can sue him. Remember, the realtor must present your offer, but he works for the client and can make any recommendation he wishes to the client. Accept, or not to accept. the realtor will not loose a commission.
