Convert appreciated Stocks to real estate?

I have about $100k worth of appreciated stocks (long term) and I am interested in buying some real estate property for renting it or owner occupied rental property (3~6 unit building). Is there a way I can avoid the long term tax on the sale of the stocks. Thanks in advance.

Is this a realtors scam or legal….?

My bf is selling a very small rental property for 31K. He is selling it for sale by owner. A buyer has a realtor representing them. The realtor drew up the sale papers that the house is selling for 45K so the loan will cover her commission of 1K and 13K for the buyer to do renovations. This doesnt seem legal but most likely is….besides, I hope He isnt expected to pay taxes on all the extra money as profit…..They want Him to sign papers stating that He will get 45K but will have to write them a check for the 14K…..We are both very familiar with internet scams that do this and then it turns out the big check was no good….Most likely the check is good in this situation but is this legal in real estate and/or home loans and finance?

How Do I Get into the Real Estate Market?

I would like to invest in real estate. I am early 40’s, have no debt, home is paid for, etc. I would like to look into buying real estate. I have spent alot of time looking at the local market and have a good understanding of it. But, at this point, I am not sure what to do next. Should I consider purchasing rental property? If so, should I look at small 2 BR homes, duplexes, or homes? Or should I just look for property that has been sitting on the market for a long time that may need some TLC, etc and then flip them? I have never done that and don’t really have alot of time to spend remodeling so I would have to hire out.
And, the area I live in is a rural , somewhat depressed area. What is your approach to Real Estate?
